Purchasing Agent is responsible for of all aspects of purchasing for construction on new construction homes from preconstruction thru warranty.

Essential Duties and Responsibilities include the following:

  • Plans, Scopes and Specifications
    • Evaluate plans, specifications, scopes of work, architectural/structural documents, site plans, soils reports, landscape plans, community guidelines and any other pertinent documents that affect vertical costs of construction
    • Issue RFIs and manage updates of pertinent documents with architect, engineer, drafter and other professionals
  • Trades Recruitment/Engagement
    • Build strong relationships with bidders, suppliers and trades
    • Engage with existing trades/suppliers and recruit additional trades/suppliers
    • Project/evaluate current trades’ capacity vs build schedule and recruit additional trades if necessary
    • Evaluate current and future suppliers’ offerings, price, selection, service and reliability and procure additional suppliers if necessary
    • Procure bids/costs from trades and suppliers
    • Gather trade partner and supplier feedback and communicate to NN management
  • Trades Onboarding
    • Complete trades/suppliers’ paperwork including Master Construction Agreements, MCA Addendums, W9
    • Manage trades/suppliers’ insurance certificates with NN insurance agent
    • Manage NN insurance policies
  • Takeoffs, Budgets and Options
    • Evaluate, negotiate and award bids for best value of budget, schedule, quality, safety
    • Negotiate price increases with trades/suppliers
    • Create/update budgets and takeoffs for base house and options from bids and unit costs
  • Preconstruction
    • Manage pre-construction schedule including obtaining permits, submitting utility laterals,
    • Enact Builder’s Risk policy prior to construction
    • Release POs prior to groundbreaking and at milestones during construction
  • Construction
    • Update takeoffs and scopes based on feedback from Field
    • Track and incorporate feedback from Field on trades performance/value into future awards
    • Manage house budgets and report variances and twice monthly
    • Evaluate requests for changes from Field
  • Warranty
    • Track and incorporate feedback from Warranty on trades performance/value into future awards
  • Special Project – Enterprise Resource Planning Software Setup
    • Collaborate with other staff and owners to manage initial setup of purchasing side of homebuilder specific ERP
    • Gather and evaluate current drawings, details and specifications
    • Use and maintain purchasing side of ERP following implementation
  • Product Development
    • Research and evaluate new products and potential improvements to process, products or labor
    • Budget/estimate for new options and plans
  • Other duties as assigned

Qualifications:

  • Strong work ethic and personal integrity
  • Represent company positively and build and maintain positive relationships with stakeholders
  • Understanding of all phases of home construction and ability to understand all relevant documents
  • Proficient with Microsoft Office and Bluebeam Experience with homebuilder ERP strongly preferred
  • High school degree or equivalent Associate’s or Bachelor’s degree in related field preferred
  • Work independently and with others to manage and accomplish multiple priorities and deadlines while maintaining high standards
  • Ability to work long hours and occasional off-hours as necessary
  • Professional home office with reliable, high-speed internet connection required
  • Local or the Front Range candidates preferred the ability to travel to Leadville once or twice a month and the ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds. Ability to traverse rough ground on construction sites, tolerate cold weather and move around in tight, enclosed spaces
  • Three or more years of purchasing experience with a production homebuilder preferred

Compensation:

  • Hourly, at-will, FSLA non-exempt position with compensation of $26 – $36/hour determined by experience and Projected to be 40 hours per week during implementation, 10 – 30 hours per week afterward. Opportunity for additional hours and full-time salaried position as NN grows
  • Cell phone and mileage reimbursement at IRS rate provided by NN
