Director of Construction
Summary Directs and coordinates construction-related activities for the homebuilding operations
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Develop, implement, and oversee the policies and procedures for the construction of homes, including, but not limited to, adherence to budgets, schedules, and customer satisfaction.
Improving the schedules and cycle time is a top priority of this position.
Quality and Customer Care:
Oversee the Quality Control and Customer Care Manager to improve the quality of the various products and to implement the new Customer Care (warranty) program.
Processes and BuildTopia:
Lead the management/adherence to the various aspects of the builder management software program as it relates to scheduling, variance purchase orders (VPOs), change orders and other tools of the software that help manage and measure the homebuilding business. Along with the Purchasing Manager, be a Champion for the use of BuildTopia as it relates to our staff and our Trade Partners.
Work closely and collaborate with the Purchasing Manager regarding daily operations such as schedules, trades, and coordination of efforts. The Purchasing Manager will report directly to the SVP and VP of Development regarding Product Programming, Budgets, and Reports, and other administrative issues.
Working closely with the SVP, VP of Development, Purchasing Manager, and the VP of Sales and Marketing, provide input to the development of the construction documents (and related structural plans, energy reports, etc.) and oversee the permitting process for the individual homes/buildings.
Quality and Risk Control:
Develop, implement and oversee the policies and procedures for construction means and methods, peer reviews, third-party inspections, and construction documentation in order to achieve a quality product and to minimize both warranty issues and the risk of defect claims.
Working closely with the SVP, VP of Development, and the VP of Sales and Marketing, coordinate and oversee the policies and procedures in order to obtain a high level of Customer Satisfaction.
Storm Water Management Plans:
Obtain, update, and terminate STMP permits as required. Ensure that the requirements and documentation of all such permits are strictly followed and current at all times.
Develop, implement, oversee, and strictly enforce the policies and procedures related to safety at all of the construction sites.
Seek out and attend classes (HBA or other) related to safety, quality and risk control, and other pertinent areas. Have Construction Managers attend such classes as well.
Directly supervises Construction Managers/Superintendents in all communities. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Actively ensure that all construction-related staff integrate and communicate in a timely, positive, and productive manner with other departments in the company, including but not limited to, required documentation, reports, budgets, and meetings.

Education and/or Experience
Four year college or university program certificate; or five to ten years related experience and/or training; or equivalent combination of education and experience.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
To perform this job successfully, an individual should achieve a working knowledge of BuildTopia and its reports; Project Management software; Spreadsheet software and Word Processing software.

Obtain Contractor’s Licenses when needed.
Other Skills, Responsibilities and Qualifications
Administrative & General:
*Accurately complete all administrative paperwork in a timely manner, including time cards.
*Maintain an organized office, contract files, product literature, and plan files.
*Determine the critical BuildTopia reports that the Construction team will use on a weekly basis to review and measure Construction Operations.
*Visit every job site a minimum of once per week to review schedules, quality control, SWMP, safety and cleanliness issues, and address any pressing items and challenges with the Construction Manager.
Construction and Sales Team:
*Along with the SVP, VP of Development, and VP of Sales and Marketing, attend and lead Community Meetings between the field construction and sales staff to review the status of each house/buyer and the relevant sales, starts, and closings.
*Quickly help to resolve any conflicts between the field team and/or customers.
*Along with the SVP, VP of Development, and VP of Sales and Marketing, establish and meet goals for sales, starts, and closings.
*Review Budget Status (Committed Cost Reports).
*Review and approve each house budget prior to start, and once a month, including the final post-closing report.
*Develop a construction schedule template for each project/product.
*Review the schedule for each house with the appropriate Construction Manager weekly.
*Review job start/closing report with SVP, VP of Development, and VP of Sales and Marketing weekly.
*Meet with vendors as needed if they are repeatedly missing the schedule or proving an inferior product or service.
